## How people search for property

Property searches combine a place, a type and a price or rent. Portals answer the generic ones; a local agent can win the specific ones with pages that carry real listings, real prices and real local knowledge.

## Built from your listings, multiplied by area and type

Pages are built from your listings (from your website, a spreadsheet or a Google Sheet) and the areas and property types you work in. Prices are stated as you quote them: per month for lettings, per square foot or square metre for commercial, per plot or per acre for land.

Area pages carry the facts that make them worth reading: what is currently available, price ranges from your stock, and what you know about the area. Land and off-plan developers can multiply by town and plot size instead.

## Sold and let properties are retired, not left to rot

The biggest problem with property pages is stale stock. When a listing leaves your data, its page is retired with a 410 so search engines drop it, rather than a buyer landing on a house that sold months ago. Area pages update as stock comes and goes: within a day when your listings are in a Google Sheet.

## Claims that are blocked

Property is not a reviewed playbook, but it blocks the investment promises that mislead buyers. A page with one of these is withheld:

- “guaranteed returns”, “guaranteed rental income” and “guaranteed appreciation”.
- “guaranteed title”, and for land and off-plan developers also “doubling in value”.
- Every industry: “guaranteed results”, “100% guaranteed” and “risk-free”.

## Measured in viewings and valuations

Every page carries a call button, WhatsApp and an enquiry form, which for property is often where buyers start. The monthly report shows customer contacts by area and property type, so you can see which areas generate interest and where your stock is thin.

### What happens when a property sells?

When it leaves your data, its page is retired with a 410 and drops out of the sitemap, and the area pages update.

### Won't area pages all look the same?

Not if they carry real data. A page that only swaps the area name fails our duplicate check and is held back.

### Can we quote rents per month and land per acre?

Yes. Each property type is priced in the unit you use.
